STEP 2: SELECT A BUYER’S AGENT.COM

Once you have called us, you will select an agent and we will set up a meeting. At our initial meeting, we’ll discuss your needs and wants (including size, location, style, features), the local real estate market, the types of properties currently matching your criteria, and the types of reports we can provide you. We will also review the Buyer’s Edge No-Nonsense Contract and the Buyer’s Edge Fee Schedule. STEP 3: TOUR HOMES WITH YOUR EXCLUSIVE BUYER’S AGENT

Once you've identified properties and neighborhoods that you are interested in seeing, we will set up a tour so we can see them together. At each property, we’ll provide you with the full listing report, the property tax record, and the comparable market analysis of the neighborhood. As we explore each home, we will give you our extensive analysis pointing out positive features, potential problems, and issues related to the resale.

STEP 4: WRITING AN OFFER

There is a lot of research and strategy that goes into writing an offer and it is different with each and every property. Your exclusive buyer agent will advise you on negotiating strategy and will bargain hard to get you the best price and terms.

STEP 5: CONTINGENCIES

Home inspections, termite inspections, appraisals, and surveys. Your exclusive buyer agent makes sure protections like these are written into your contract and then helps make sure that you get the maximum benefit from them.

STEP 6: GET INSURANCE

We help you find great resources and agents who understand condos and coops. It is important to make sure that you have adequate coverage - and each situation can be very different. You'll want to shop around and speak with the company that provides your car or other insurance policies. They are likely to give you a competitive price in order to keep all of your insurance policies at their company. If you are purchasing a condo, call us to discuss some very important coverage issues that you should learn about before getting coverage.

STEP 7: CLOSING

The first part of closing or settlement is the final walk-through. This is where you have your final opportunity to inspect the property to make sure that it conveys to you in the same condition as agreed upon in your contract. We walk through the process with you and discuss many of the issues to help you make sure to get it right. Reviewing the HUD-1 or Settlement Statement before settlement is also an important part of the process. We will be there to help explain how the money works in clear terms and not leave it all up to the lawyers.

STEP 8: MOVING

It’s the big day! Don't forget to change your address and change your locks. We even have a pick-up truck that our clients can borrow to help out with the smaller stuff.
